I would like to introduce Millenium Realty Group, Inc.’s Property Management Division.  We offer full service property management specializing in renting single-family homes, townhouses and condos in Seminole and Orange counties of Central Florida. 

Located in Avalon Parks’ Town Center, the office is open 7 days a week and staffed with property managers that are available to show properties to prospective tenants.  Our property managers perform a thorough tenant screening on every adult rental application. Qualifying the right tenant through the right procedure makes a difference.  

Only attorney prepared leases and contracts are used to ensure compliance with all state and federal laws.  Property inspections are photographed on move in and move out, computerized accounting and monthly statements are provided for accurate bookkeeping and all repairs are handled quickly and with very competitive pricing from our vendors. Our goal is to ensure the best possible return for our owners’ investment while providing professional service and attention, which allows us to provide a quality home to our tenant.

We use a variety of different resources for marketing your property.  Our real estate welcome center, yard signs (where allowed), numerous online websites where potential tenants can view your home and a variety of print advertisements.  Our commitment to quality and our hands on approach to personal service is a compelling  advantage we have in ensuring that our clients are truly working with the best.

The fee for placing a qualified tenant is half of one month’s rent, which is taken out of the first month’s rent that the tenant pays.  The management fee is a flat rate of 10% of the monthly rent.  We also require that an initial $150 deposit be maintained in escrow (after a tenant is found) for any unexpected repairs that may arise.  You will be contacted on any repairs that are needed that exceed this escrow balance, unless it is an emergency situation.


Basic Services Include:

  1.  Screening includes an eviction search throughout Florida, criminal background checks on adult applicants, and residential verification from former landlords, references, employment verification and credit reports.


  2.  Collect and ensure that all rent payments are received.  Payments that are not received by the end of the grace period are subject to a 3 day notice placed on the door of the tenant.  If payment is still not made an eviction request will be sent to an attorney.

  3. Prepare and send out monthly statements to each homeowner.  This statement contains all invoices that were paid on any repairs that were made.  It also shows the management fees subtracted from the rent paid.

  4. Send out check to the owner up to 10 days after receiving rent payment to ensure it clears the bank.  

  5. Ensure that all repairs are completed on the property prior, during and after lease ends.

  6. Exterior inspections will be done to ensure the upkeep and appearance of the exterior of the property.

  7. Every six months an interior inspection of the property is done to ensure that the property is being kept in good condition.

  8. Set up advertising services for your property (premium services available for additional fee).

  9. Take pictures of your home and submit to MLXchange.
